Jeffers is a mean old landlord contemplating his approaching death and the fate of his remaining two properties. His preacher son wants to turn one into a church, but Jeffers does not believe in charity.
One of his tenants, RD, won't shut up about how the ghost of Jeffers' wives killed his own wife and demands that Jeffers pay for her funeral bill. Jeffers refuses.
That night, a dog is killed on his property. Jeffers hauls the carcass into RD's chimney to infect the house with its reeking scent.
For the first time in his old age, Jeffers feels aroused when he sees a pretty, pregnant woman, Panky, a squatter on his other property. In the middle of evicting her, Jeffers realizes he craves companionship. His body's sudden spasms cuts their talk short and sends home stumbling home. There, RD continues to pester about the funeral bill. A fly lands on Jeffers' hand.
That night, Jeffers goes to RD's house and shoots him. He continually asks him, "What do you see?" but does not get a satisfactory answer. Later, in the police car, he sees Panky and begs her to notice him, but she does not and he begins to cry.
